Accommodation

Finding accommodation is not always easy, and even when you have a place to call your own you could face problems unless you know something about your rights and responsibilities as a tenant. We’ve put together some information to get you started.

  • Avoiding Housing Scams Unfortunately some accommodation adverts are scams, protect yourself by following our check list before handing over money!
  • Dealing with pests and infestations in your rented property A pest can be any kind of unwelcome visitor, such as an animal, rodent, insect or invertebrate which has made its home in your property.
  • Deposits Since 2012 landlords in Scotland legally have to register your tenancy deposit with a tenancy deposit scheme.
  • Emergency Accommodation If you find yourself suddenly homeless, or circumstances mean that you are unable to access your own accommodation for any reason, the SRC Advice Centre can help.
  • Fuel Bills & Utilities If you are living in private rented accommodation it’s likely you’ll have fuel bills to pay, separately from your rent.
  • Guarantors Before they’ll agree to let a property to a student, some landlords or letting agents will ask you to provide a 3rd party to act as a guarantor.
  • Houses in Multiple Occupation (HMOs) A House in Multiple Occupation is a property where three or more unrelated people live, using shared facilities. To find out more on HMOs, read on.
  • How to find accommodation Finding accommodation is not always easy, we’ve got some tips on where to look, where to stay and what to keep an eye out for when you go flat viewing.
  • Leaving Early & Sub-letting If you are renting accommodation from the University or privately, there may come a time when you decide you want to move out. Below we've listed some advice on how you might be able to end your tenancy early depending on the type of accommodation or tenancy agreement you have.
  • Living with Your Landlord If you live in a property with your landlord, you have different rights from tenants who don’t. Here, we provide guidance for students who have a resident landlord.
  • Making an Inventory An inventory is a list of what items have been supplied with your rented flat, and what condition the flat and the furniture, décor and other items are in.
  • Moving Out Moving out of your flat at the end of your lease can be a busy and stressful time, especially when you are faced with getting rid of a pile of unwanted belongings.
  • Rent Increases There are rules about when and how your landlord can increase the rent. Your rights depend on your tenancy type and our advice below explains what you should do if your landlord wants to increase your rent.
